LLC rental property loans in Massachusetts
Plenty of Massachusetts investors hold rentals in an LLC and hit the same wall: the neighborhood bank wants the loan in your personal name, and your tax returns understate what the properties actually earn.
DSCR loans exist for exactly this. They qualify on the property's rent against the proposed payment — no personal tax returns — close in the LLC, and run on thirty-year terms. Rates sit above bank rates, prepayment penalties of three to five years are standard, and closings run three to four weeks.
When a bank is still the better answer. If your returns are clean, your rents are documented, and you are not in a hurry, a local bank or credit union will usually beat a DSCR lender's rate. The trade is paperwork and time.
What to have ready either way: the rent roll or leases, the insurance bill, the tax bill, and the mortgage statement on anything you are refinancing.
